Rising sea ranges discovered simply the factor on this $ 25 million Miami Seaside house
A Miami Beach home designed to withstand rising sea levels is on sale for $ 25 million.
The waterfront house on the Venetian Islands was developed by Empresas FPY, a Chilean construction and real estate company. Empresas bought the previous home on the property for $ 4.575 million in February 2017, demolished it, and began building the new mansion in 2019, said Empresas founder Francisco Perez Yoma. It was finished this month, he said.
Three-foot-high pillars raise the roughly 5,500-square-foot house to 16.5 feet above sea level, said stockbroker Danny Hertzberg of Coldwell Banker Realty. Unlike traditional beach houses on stilts, the property has a shaded entertainment area under the house to maximize the property’s outdoor amenities, which include an outdoor kitchen, dining room, and living room. On the approximately one and a half hectare site there is also an oversized lap pool, two architectural stairs and a small pond with a tree in the middle, said Mr Hertzberg.
The design, which wasn’t mandated by local building codes, is unusual for the area, Hertzberg said. A handful of houses in the Venetian Islands are elevated, but most keep the substructure closed and use it for parking, a movie theater, or a cave.

Mr Hertzberg said buyers are looking for property that will be protected from rising sea levels, and this home was designed to withstand rising water levels above the highest projections. Sea levels in the region will rise 40 to 136 inches from its 2000 baseline by 2120, according to a report by the Southeast Florida Regional Climate Change Compact.
Another benefit of the elevation, Yoma said, is that it improves the home’s views of southern Biscayne Bay and downtown Miami, seen from floor-to-ceiling windows and wraparound balconies on both floors.
“Because it’s a little higher than the other houses and when you look out over it all you can see all of Miami,” he said.
Inside, the open living and dining areas have polished Bianco Bellissimo marble floors. The kitchen has marble countertops and Wolf and SubZero appliances, Mr Hertzberg said.
The home has a freestanding office and guest suite accessed through separate entrances, a feature added during the pandemic to help overseas buyers working remotely, Hertzberg said.

“A lot of people moving here from New York and California want to work from home because they don’t want people to come home with their families for privacy and health reasons,” said Hertzberg.
Mr Yoma declined to disclose the cost of building the house but said the goal is to achieve a 30% return on investment.
According to a market report from brokerage firm Douglas Elliman, the average luxury single-family home in Miami Beach was sold for 20.34 million in the third quarter of 2021; properties nearby were sold for $ 21 million in February and just under $ 20 million in April according to the Miami-Dade County real estate records.
